Can I get out of my lease that just started 10 days ago?

My family (husband and kids) just moved into a home that we are renting 10 days ago. We are already having problems with the property management company that we leased from. The first couple of days the a/c was working ok but never really blowing cold air. I called the manager and was surprised she had an attitude like I was bothering her! She sent maintenance and it was a little cooler that day but last night stopped working AGAIN. It is memorial day weekend and 85-90 degrees in this house. Oh and the carpet smells like dog, ecspecially when its this hot. My husband is furious and is going to call first thing tuesday morning but my question is , is it too late to cancel the lease agreement and get our money (deposit and first months rent) back? I can already tell we are dealing with slum lords because of the other things like unpainted closets (that were a horrible mess) the door was not painted and has dirt and paw prints on it. And the glass has cracks and some of the window screens are missing. Let me just add when I viewed the place with the property manager I assumed these things would be fixed up and repaired. I asked before I signed the contract and she said it would but it has been an ongoing issue from the day we moved in!! I can't see us managing through the summer with this heat (oklahoma) and another year of dealing with this horrible management company!!
